Standard payment terms are 30% advance upon contract signing, 30% upon reaching structural milestone, and 40% upon final handover. For larger commercial projects, a phased milestone schedule is agreed in writing before work begins. We do not request full payment upfront under any circumstances.

Timeline depends on scope. A commercial fit-out between 200–500 sqm typically takes 6–10 weeks from design sign-off to handover. A full villa interior renovation of 400–800 sqm runs 12–20 weeks. We provide a detailed timeline with milestones before any deposit is received.

Yes. For works that require Muscat Municipality approval or Civil Defence coordination, we assist with documentation preparation and submission. We have experience navigating Oman's regulatory framework and will advise you upfront on what approvals your project requires and the expected timeline.

Every change to the agreed scope is handled through a written Change Order document — signed by both parties before work on the change begins. The document specifies the additional cost and impact on timeline. No verbal change orders. No surprises on the final invoice.

Primarily we serve Muscat Governorate. We can consider projects in Sohar, Nizwa, and Salalah for clients with a minimum project value of OMR 30,000. Mobilization cost and logistics are factored into the quote transparently.

For early clients, we offer preferential rates in exchange for portfolio photography rights.

Design-only engagements include: initial space analysis and brief document, concept presentation with moodboard, floor plan and space layout drawings, 3D visualization renders (2–4 views), material and finish schedule, and a full specification document your contractor can use directly. Post-design site consultation is available at an additional rate.

Yes. All completed projects carry a minimum 12-month workmanship warranty. Structural defects are covered for a longer period as specified in your contract. Warranty terms are documented at handover. Manufacturer warranties on installed fittings and fixtures are passed to the client in full at handover.
